      Description


      Furnished, 3 double bedrooms en suite, (2 sea-facing with balconies, I self contained flat with separate entrance) 2 reception rooms, mezzanine study overlooking open plan living and dining area leading onto large roofed terrace with panoramic ocean and mountains views, Garage for 2 cars with automatic door, fully equipped kitchen with electric as well as AGA coal stove, fully equipped pool room with bathroom and wine cellar.

      This modern home completed in 2005 is situated only 4 minutes walk to Llandudno beach. There are tennis and squash courts within 50 meters of the house. The views and sunsets are enchanting with no obstruction of the view from all levels. The home is very private with direct access from the garage into the main house at street level (which is a quiet cul de sac). Access to the living area is on one level from the street with no steps. One staircase leads down to the bedroom level from where access is obtained to the garden, pool and pool room. The mezzanine is accessed from the living room. Children over 10 year welcome.

      BEDROOMS

      1 bedroom en-suite forms part of the self contained flat with 2 three quarter beds, 1 king size bed in master suite and a Queen size bed in the adjacent bed room en-suite. The latter 2 suites open onto balconies viewing the ocean and mountains. All finishes are of a superior standard. In the master suite an unusual feature is a large shower with access from both sides. A bidet, large bath and heated towel rail are also part of the master bathroom. The bedroom level is linked with intercom phones to the living area and gate entrance.

      LOUNGES

      There are 2 lounges, one downstairs with cable/satellite TV, plus TV sets in all bedrooms and kitchen. The main lounge is upstairs, which is open plan with an 8 seater dining table, kitchen with informal dining area opening onto a roofed terrace with unsurpassed views of Llandudno bay and the surrounding mountains. This is ideal for alfresco dining. Solid American Ash timber floors and Spruce ceilings provide a cool beach house feel throughout. The upper lounge/kitchen area is heated by a Godin wood/anthracite burner which augments the AGA coal stove in winter.

      There is an open plan mezzanine study above the lounge with computer (ADSL Internet and Wi-Fi) and office area.

      KITCHEN

      The kitchen is open plan with direct access to the terrace, laundry and garage. There is a 4 seater dining table for informal meals. On display is a functional AGA coal stove which is only used in the winter. The everyday stove is a high tech gas hob and electric oven with state of the art extractor fan. A gas Weber barbecue is on the terrace Enjoy cooking with a view!!

      GARDEN and POOL

      An intimate secluded courtyard garden with water feature enhances the entrance. A high wall ensures privacy and security from the street.
      The swimming pool is situated on the sea side with shade trees nearby- again superb views form the pool level and private.
      A fully equipped pool room with refrigerator, eye level stove and glass top hob, dining and lounge area with full bathroom and shower, facilitates poolside entertainment and offers cool respite in the height of summer.
      A wine cellar and store room is adjacent.

      CLEANING

      Full day or half day servicing can be arranged at an extra cost. The housekeeper employed by the owner is available should this be required.

      PARKING

      There is a double lock up garage which has a laundry area and deep freezer.

      SECURITY

      The entrance is completely secure and private with an entrance phone telephone system. There is also a state of the art interior alarm which can be set whilst you are out or at night whilst asleep. The alarm also has exterior beams for your safety. The alarm is linked to an armed response unit based at the entrance to Llandudno.

      Cape Town and its Waterfront is 20 minutes’ drive
      Wine Routes are about 1½ hour drive
      The nearest shops are in Hout Bay which is 5 minutes drive or Camps Bay 10 minutes’ drive
